As a member of the committee, you are one of the first interlocutors that the manager can include in the accommodation if necessary in case of problem or request. This is very rarely a painful position, but it is of great use to the manager of your property to have an active and committed committee. The Owners Corporation Act allows the manager to delegate general decisions (which do not require a decision of 75% of all members or more) to the co-ownership committee and/or the president. Part of your role as a committee member is therefore to get in touch with your manager and sometimes with other owners about the necessary or proposed work that is needed in your property and to approve that work. To be absolutely official, you should then vote at the meeting on the self-management of your owning company with Our Body Corp.
